Elyson is Katy’s newest major community and one of the top-selling master-planned developments in the country. Built on 3,600 acres of preserved Katy Prairie by Newland, it will ultimately house around 20,000 residents in over 6,000 homes. The earliest homes date to 2016-2018, and active construction across multiple phases continues today. Eight builders — Chesmar, Highland, Lennar, Perry, Pulte, Taylor Morrison, Village, and Westin — are putting up homes ranging from the $300,000s to over a million. Elyson attracted young families and move-up buyers who wanted new construction, excellent schools, and community amenities that older Katy neighborhoods can’t match. The result is a community built around parks, trails, resort-style pools, and brand-new schools — Freeman High School, Nelson Junior High, McElwain and Boudny Elementary are all either in or adjacent to the community. For families who moved here from established Houston neighborhoods, the contrast is stark: everything is new, well-maintained, and working. That’s still largely true for the HVAC systems. But “new” is relative. Homes built in 2016-2018 are now 8-10 years old. Builder labor warranties are expiring. Equipment warranties on compressors run 5-10 years depending on the manufacturer and registration status. Every home in Elyson was built to modern code — proper insulation (R-38 to R-60 in attics), modern refrigerants (R-410A or R-32), and equipment rated at 15+ SEER2 efficiency. There are none of the foundational problems that plague Spring Branch or even Cinco Ranch: no degraded ductwork, no R-22 systems, no insulation that’s been failing since before you were born. What Elyson does have is the normal wear of the first decade. Builder-installed thermostats are basic. System commissioning at handoff is often minimal — it was cooling when you moved in, but whether it was dialed in correctly for your specific layout is a different question. Some homes have installation defects that don’t become obvious until the system runs through its first few full cooling seasons. And across the board, many Elyson homeowners simply haven’t been maintaining their systems at the level that keeps warranties valid and equipment lasting. For two- and three-story Elyson homes, the top floor comfort issue can still show up — not from ductwork leakage, but from load imbalance, return air sizing, or builder-grade zoning that wasn’t designed for maximum comfort. A properly commissioned system in a home this size should hold temperature within one to two degrees across every floor. Many don’t.
