The demographic leans toward younger professional families in their 30s and 40s, many of them first-time move-up buyers. Household incomes typically run $100,000 to $175,000. They chose Northpointe for the newer construction, the relative space, and the good schools — Tomball ISD serving Canyon Pointe Elementary, Northpointe Intermediate, and Tomball Memorial High School. Northpointe’s median home age is in the 12-to-15-year range, with the 2005-to-2010 cohort being the oldest and most significant. Homes from that first wave are now 15 to 20 years old — approaching the window where first major replacement decisions come up. Systems from that era run 10 to 13 SEER on R410A refrigerant. They’re functional, but they’re no longer at the cutting edge, and they were often installed at builder-minimum spec in terms of sizing and zoning. The 2010-to-2015 homes are in their primary useful life, generally performing well and needing maintenance more than anything else. The 2015-to-present homes are the newest stock — high-efficiency systems, variable-speed compressors, often with smart thermostat capability built in or easily added. Two-story construction is the dominant form throughout Northpointe. Builder-grade systems in two-story homes create the familiar problem: upper floors warmer than lower floors because single-zone systems can’t manage heat stratification across multiple stories. It’s a solvable problem, and zoning upgrades or even proper attic insulation improvements can make a meaningful difference without requiring a full system replacement.
