Oak Forest became one of Houston’s largest and most established communities, with over 23,000 residents across roughly 5,500 homes. Original Oak Forest homes are single-story ranches from the late 1940s through the 1960s — 1,200 to 1,800 square feet on slab foundations with brick veneer and mature oak trees on large lots. AC systems retrofitted into these homes in the 1980s and 1990s are now 25 to 40 years old. Many are running on R-22 refrigerant, which is increasingly expensive and will eventually force a replacement decision regardless of mechanical condition. The ductwork in these homes is a separate issue. Attic-routed ducts installed decades ago have deteriorated, developed leaks, and in many cases were never properly sealed to begin with.
